The first step is finding a Realtor you like and trust.? I always tell my sellers that this is going to be a long process, so we must like and trust each other, because we are going to be togethe for awhile.? The next step is getting preapproved for you loan through a good lender. Yes, there are good and bad lenders out there.
Once these two steps have been taken, you then start looking for a home, and from there I tell my buyers that we need to take baby steps, (one step at a time), explaining to much becomes very confusing.
Another misconseption in buying a newly built home through a builder is that buyers don't believe that they need their own representation, but you do.? Purchasing a new home, is not as easy as you may think, and the builders sales people do not work for you, they work for the builder.?
Many buyeres on new builts think that the walk through with the builder is the inspection, but not true, you should always have a private inspector inspect your home, before closing, the reason is that New homes fail more inspections than preowned. Once the inspection is done, you must then deal with the builder to get the repairs done, and this can be a night mare.
